Know what you paid and on what terms

Before you move in, write down exactly how much you paid as advance or security deposit, how you paid it (cash, bKash, Nagad or bank transfer) and on which date. Ask for a signed receipt, or keep the transfer record and the message that confirms what it was for.

Check whether the agreement says the advance will be returned when you leave or adjusted against the last months' rent. Whatever the amount, the written record is what you will rely on later.

Record the flat's condition on day one

Walk through every room with the owner or caretaker and take dated photos and short videos of walls, floors, fittings, kitchen, bathrooms, doors and locks. Send a copy to the owner by message so you both have the same record.

  • Photograph the electricity, gas and water meter readings
  • List the fixtures provided: fans, lights, geyser, curtain rods, cabinets
  • Write down existing marks, leaks or cracks

Give notice the way the agreement asks

Check the notice period in your agreement; one or two months is common in Dhaka. Give notice in writing, with a signed letter or a message you can keep, and note the date. If you plan to adjust the advance against the final rent, agree that in writing as well.

Settle bills and hand over properly

Before leaving, pay the last electricity, gas, water and service charge bills and keep the receipts. Repair damage you caused, clean the flat and return every key. Do a final walk-through with the owner and take the same photos again.

  • Final meter readings photographed
  • All bills paid, with receipts
  • Keys counted and handed over
  • Owner's written confirmation of the handover

If the deposit is delayed or reduced

Ask for a written breakdown of any deduction and compare it with your move-in photos. Normal wear from living in a home is not the same as damage. Keep the conversation polite and in writing.

If you cannot agree, the building committee, local community leaders or a legal aid organisation may help mediate; for larger amounts, speak to a lawyer. Once you have moved, a factual review helps the next tenant know what to expect.
