A clear written agreement prevents most rental disputes. These ten points cover rent, advance, bills, repairs and moving out.
Why put it in writing
Verbal deals are common, but memories differ when something goes wrong. Many agreements in Dhaka are written on non-judicial stamp paper and signed by both sides, often with witnesses. Keep a signed copy for yourself.
The ten clauses
- Names, NID numbers and contact details of owner and tenant
- Exact address, floor and what is included: fixtures, parking, furniture
- Monthly rent, due date and how it is paid
- Advance amount and how it will be returned or adjusted
- Service charge and every regular bill, and who pays each one
- Length of the agreement and the notice period for both sides
- When and how rent can be increased
- Who handles repairs and maintenance, and how quickly
- Rules on subletting, guests and changes to the flat
- Move-out inspection and the timeline for returning the deposit
Before you sign
Read every line, ask for unclear terms to be rewritten and make sure verbal promises such as painting, repairs or new fittings are written in. Both people should sign each page.
Keep the paperwork together
Keep the agreement with your move-in photos, rent receipts and bill payments. Together, these records are what count if there is a dispute later.
When to get help
For long or commercial leases, or if a term seems unfair, ask a lawyer to review the agreement before you sign. This article is general information, not legal advice.
